Apartment blocks & managed buildings
Communal plant for blocks where one boiler room serves hundreds of homes
Boiler cascades, pressurisation, hot water and planned maintenance for block managers, managing agents and estate teams across Brighton, Sussex and London.

When a communal plant room fails, every leaseholder in the block feels it at once and the managing agent's phone does not stop. We look after communal heating and hot water plant for blocks from a handful of flats to hundreds: a 2,750kW Ideal Evomod bank serving 375 apartments and four boilers supplying heating and hot water for over 200 apartments in east London are both on planned maintenance with us.
We also work with developers and main contractors on new-build blocks: commercial gas pipework and meters for a new block of flats in central Brighton, and plant room installs across a six-plot development at Twineham.
What matters in this sector
The questions you are already asking
Hundreds of residents, one point of failure
Modular cascades and correct pressurisation are what keep a communal system running when a single boiler or pump needs attention. We design and maintain plant so an isolated unit does not become a block-wide outage.
Section 20 and budget cycles
We provide clear scopes and specifications that can go into a Section 20 consultation, and design phased programmes where the reserve fund releases over more than one year.
Certificates the freeholder can rely on
Commercial gas safety certificates, per-appliance service records and F-Gas records issued after every visit, so the managing agent's compliance file is always current.
A portfolio, not a building
One agreement across every block you manage: one schedule, one contact, one invoice. We already run this for managing agents and an eight-building portfolio client in Hove.
How we work
From survey to a building that stays warm
- 1
Survey the communal plant and the block's real demand profile
- 2
Specify to a standard a managing agent can consult on and tender
- 3
Phase works so residents keep heat and hot water
- 4
Commission, document and hand over with certificates
- 5
Planned maintenance across the portfolio under one agreement

Apartment Blocks & Managed Buildings: common questions
Can you provide a specification for a Section 20 consultation?
Yes. We produce a written scope and specification from the survey that can go to consultation and to other tenderers, and we are happy to be one of the quotes.
Do you maintain communal plant installed by another contractor?
Yes. Most of the communal plant we maintain was installed by someone else. We survey it on the first visit, bring the records up to date and set the schedule from there.
Do you cover London blocks as well as Sussex?
Yes. We maintain communal plant in east London and central London and take on projects across the South East.
