Crawley & Gatwick
Commercial heating engineers for Crawley and Gatwick
Commercial gas pipework, testing and certification, boiler plant rooms and planned maintenance for offices, industrial units, schools and hotels in Crawley and around Gatwick, run from our Brighton office.

Crawley is the far end of our regular West Sussex patch. It is about 25 miles from our office in Brighton up the A23 and M23, typically 35 to 45 minutes, which is close enough for installations, plant room projects and one-off gas work, and fine for maintenance when visits are planned rather than reactive.
We do not have a Crawley case study on this site yet, and we would rather say so than imply otherwise. What we do have is relevant work elsewhere: commercial gas purging and testing at an airport and in central London, large-bore stainless gas mains, and boiler plant on live commercial sites that could not close while we worked. Those jobs are below.
Places we cover
- Manor Royal
- Crawley town centre
- Three Bridges
- Northgate

Comparable work, done elsewhere

Projects that match Crawley sites
Manor Royal: industrial and office building since 1950
Manor Royal is the biggest business district in the Gatwick Diamond: around 540 acres, more than 600 businesses and about 30,000 jobs in roughly 9 million square feet of commercial space. The first section was opened in 1950, and the estate grew through the 1960s alongside the expansion of Gatwick Airport.
That history means the building stock covers every decade since: early factories along Manor Royal, Fleming Way and Gatwick Road, later offices, and modern warehouses and logistics sheds. Heating varies just as widely, from boiler plant rooms serving offices to gas-fired plant in large industrial spaces.
The gas side is often where the work starts. A unit being re-let or fitted out needs its pipework tightness tested, new installations need purging and testing before they go into service, and a supply that has been capped or had its meter changed needs checking before it is reconnected. Larger loads may need a gas booster and solenoid valve. We do all of this, and leave the certificates landlords and insurers ask for.

A new town's schools, community buildings and civic estate
Crawley was designated a new town in 1947, built around the old market town and the villages of Three Bridges and Ifield, and planned as neighbourhoods that each had a centre with shops, a primary school, a church and a community centre. Many of those buildings date from the same post-war decades, and buildings of that age have often had their heating replaced in stages rather than all at once.
For schools we programme plant room work for the holidays and can run a whole-school gas testing day with every appliance recorded. For community buildings and churches the job is usually controls and right-sized plant for a building that is used in bursts. The borough's own civic estate has moved on too: Crawley Borough Council now works from a new town hall on The Boulevard, opened in 2023.
Hotels and round-the-clock sites near Gatwick
The hotels around Gatwick share one thing with care homes: hot water demand that never stops, peaking when guests all shower at once. The plant that suits them is the same kind we build for care homes, with modular boilers so one fault does not stop hot water, enough storage for the peak, and a backup.
Be aware of one limit before you choose us. Airport-side sites often operate 24 hours a day, and we work Monday to Friday, 08:00 to 17:30, with no out-of-hours call-outs. For a 24-hour site we can design in the redundancy and carry out planned maintenance and projects, but you will need separate cover for out-of-hours breakdowns.

Services for Crawley and Gatwick sites
Before you call
Crawley and Gatwick: straight answers
Do you have case studies in Crawley?
Not yet on this site. The work linked on this page was done elsewhere: gas purging and testing at an airport and in central London, and plant room work on live commercial sites. We cover Crawley from our Brighton office, about 25 miles away.
Can you put several Manor Royal units on one maintenance agreement?
Yes. Portfolio agreements across several sites are how we normally work with landlords, FM companies and multi-site occupiers: one schedule, one contact and one set of per-appliance records.
Do you offer 24-hour breakdown cover for Gatwick-area sites?
No. We work Monday to Friday, 08:00 to 17:30, and contract clients get priority breakdown response within those hours. We would rather tell you that now than after you sign. Where a site runs around the clock we design plant with redundancy so a single failure is not an emergency.
What gas checks does a new tenant in a Crawley industrial unit need?
Usually a tightness test on the installation pipework, a commercial gas safety certificate for any appliances, and a reconnection if the supply was capped between tenants. If you are fitting the unit out, new pipework is purged and tested before it goes into service. We can usually cover these in one visit.
Do you install air conditioning in Crawley offices?
Yes. As a REFCOM F-Gas certificated company we install and maintain split, multi-split and VRF systems, carry out the leak checks and keep the records, and can put the AC on the same maintenance agreement as the heating. We do not work on refrigeration.
