The cheapest breakdown is the one that never happens. Planned preventative maintenance catches wear before it becomes failure, keeps your gas safety and F-Gas compliance current, protects manufacturer warranties and extends the life of the plant. In a building that cannot go cold, it is the cheaper option over any sensible timescale.

We run maintenance for single sites and full portfolios, including a national care group's entire estate, under one agreement and one point of contact.

Scaled to the building

Maintenance is not one-size-fits-all. Some plant needs quarterly visits, some annual. We set the schedule from the plant, the hours it runs and what the building can tolerate: a care home with 24-hour hot water demand is not on the same programme as an office that shuts at six.

What happens on a visit

Every appliance is serviced to the manufacturer's schedule, combustion is checked and recorded, safety devices are tested, pumps and pressurisation are checked, and anything we find that needs attention is reported with a price before it becomes an emergency. A strip-down service on six Hamworthy Modumax MK2 boilers, with every serviceable component replaced, is a normal day for us.

Portfolio agreements

For block managers, care groups, FM companies and multi-site operators we run one agreement covering every site, with a single schedule, a single point of contact and a single set of records. The 2,750kW Ideal Evomod plant serving 375 apartments and the four boilers supplying heating and hot water for over 200 apartments in east London are both on planned maintenance with us.

The honest maths

A maintenance contract is a known, budgeted cost. An emergency failure is an unknown one, and it usually arrives on the coldest day of the year. If you manage a building where the heating going down is a safeguarding, trading or tenancy problem, planned maintenance is the cheaper option.

What is included in a maintenance contract?

Scheduled service visits at the agreed frequency, the commercial gas safety certificate, per-appliance service records, checks on pumps, pressurisation, controls and safety devices, and priority response if something fails between visits. AC servicing and F-Gas leak checks can be folded into the same agreement.

Can you take over maintenance of plant you did not install?

Yes. Most of the plant we maintain was installed by someone else. We survey it on the first visit, bring the records up to date and set a schedule from there.

Do you cover multiple sites under one contract?

Yes. We maintain a national care group's entire estate and several managed block portfolios under single agreements. One schedule, one contact, one set of records.

What happens if something breaks between visits?

Contract clients get priority breakdown response during working hours, Monday to Friday. We diagnose and repair rather than defaulting to replacement: burner and gas valve swaps, heat exchangers, pumps and controls, using manufacturer parts.
