If you let, manage or run commercial premises with a gas supply, someone will ask to see a gas safety certificate sooner or later: an insurer, a tenant, an inspector or a new managing agent. We inspect the gas installation, test it, record every appliance and give you a certificate that answers the question.

We carry out commercial gas safety inspections across Brighton, Hove and Sussex for care homes, schools, apartment blocks, offices, shops, salons, pubs and restaurants. A school can be done in a day, every appliance and gas point recorded. A single shop or salon usually takes a short visit.

What we check

A commercial gas safety inspection looks at the whole installation, not only the boiler. The aim is simple: confirm the gas is contained, every appliance burns safely, and the products of combustion leave the building the way they should.

  • Gas tightness of the installation pipework
  • Appliance operating pressure or heat input
  • Flame picture and combustion readings
  • Safety devices and flame supervision
  • Flues: route, terminals, joints and spillage
  • Ventilation for each appliance
  • Emergency control valves, labelling and access
  • Plant room interlocks where fitted

What you get afterwards

You get a commercial gas safety certificate listing each appliance, its location and the result of every check. If something does not pass, the certificate says so plainly, and we explain what the problem is, how serious it is and what it will take to put right, with a price for the repair.

Where an appliance is unsafe to use, we make it safe before we leave and label it, as the industry's unsafe situations procedure requires of every Gas Safe engineer. Better that it is found on an inspection than by a customer, a resident or a pupil.

How often to have one

For many commercial premises an annual inspection is the standard. Landlords of residential property, including flats in a managed block, must have gas appliances checked every year. For business premises the duty is to keep gas appliances safe and properly maintained, and most insurers, leases and managing agents turn that into a twelve-month check. If you are not sure what applies to your building, ask us and we will tell you what we normally see for buildings like yours.

If your building is on a planned maintenance contract with us, the gas safety certificate is issued as part of the scheduled service visit, so it never lapses.

Booking an inspection

Call 01273 044345 or send the form below with the address, the type of premises and roughly how many gas appliances there are. We work Monday to Friday, 08:00 to 17:30, and we will agree a time with you that keeps disruption to your trading day as small as we can.

On the day we need access to the meter, every appliance and any plant room or roof plant. If you have a previous certificate, have it to hand: it helps us confirm nothing has been missed.

Commercial gas safety certificates: common questions

Who needs a commercial gas safety certificate?

Landlords and managing agents letting premises with gas appliances, and any business that wants a current record that its gas installation is safe. Insurers, tenants and inspectors often ask for one. If you are unsure whether it applies to you, call us and we will talk it through.

Is a commercial gas safety certificate different from a domestic one?

Yes. Commercial installations are inspected by engineers qualified for commercial gas work, and the certificate records commercial appliances, pipework and plant. A domestic landlord certificate does not cover a commercial building.

What happens if something fails?

We tell you on the day, explain the fault and how urgent it is, and give you a price to fix it. If an appliance is unsafe we make it safe before we leave. Once the repair is done the appliance can be rechecked and added to the certificate.

Can you inspect a whole site in one visit?

Usually. We have carried out a whole-school gas safety day with every appliance and gas point recorded. For larger sites we agree the order of work in advance so nothing is out of use for longer than it needs to be.

Do you cover LPG as well as Natural Gas?

Yes. We are qualified for Natural Gas and LPG on commercial installations.
